Where do you work and what do you focus on?
Our team works in luxury residential real estate on the Los Angeles Westside — centered on Beverly Hills and the surrounding Westside communities — through Keller Williams Beverly Hills. Francisco Williams is the named principal and holds the CCIM designation, which brings an institutional valuation discipline, normally used in commercial real estate, to residential work. Each Keller Williams office is independently owned and operated.
How does selling a home with your team work?
We start with a valuation built from data, not a single headline number you're asked to trust. Drawing on Francisco's CCIM training, we assemble recent comparable sales, current supply, and the home's condition and improvements, state the sources and assumptions, and a licensed agent reviews and stands behind the result. From there we agree on a marketing approach and a list price you've been shown the reasoning for. We don't promise a sale price, a timeline, or a days-on-market figure — those depend on the market and the specific property.
How does buying a home with your team work?
We help you define what you're looking for, evaluate properties on their merits, and structure an offer that's credible to a seller. Because our firm also arranges financing — through Elite Fundings (a DBA of Vismar Corporation), where Francisco is the licensed originator — we can tell you early what it would cost to own a given home and help you present an offer backed by that understanding. You are never required to use our firm for financing to have us represent you, and any financing discussion is informational — it is not a commitment to lend.
Your firm both represents and finances. What's the advantage, and what should I know?
Francisco is a licensed California Broker Associate (DRE #01979442) and a licensed mortgage loan originator (NMLS #1858674). That dual licensing means one accountable party can consider valuation, offer strategy, and loan structure together rather than handing them between separate parties. Two things to know: if our firm represents you in both the purchase and the financing of a property, that dual capacity is disclosed to you in writing; and you are never required to use our firm for financing — you may use any lender you choose. Any financing discussion is not a commitment to lend, and all loans are subject to credit approval, income and asset verification, and property appraisal.
What does “by introduction” mean? Can anyone work with you?
“By introduction” describes how we're choosing to begin this practice: we're taking on residential clients selectively as we build, often through referral or a direct conversation, rather than running broad open intake. It is not an exclusivity claim or a statement that we turn people away — it simply reflects a deliberate start. The most direct way to begin is to reach out; we'll have a conversation and tell you honestly whether we're the right fit.
Is this a new residential practice? Be honest.
Yes. Francisco has been licensed since 2015 and holds his CCIM designation and an active California broker license, but this luxury residential practice under Keller Williams Beverly Hills is newly building. We're being plain about that rather than implying a track record we haven't yet established here. What we bring on day one is licensure, valuation discipline, and the ability to both represent and arrange financing — and we'd rather earn your trust with candor than with claims we can't substantiate. When both representation and financing are engaged, that dual capacity is disclosed to you in writing, and you are never required to use our firm for financing.
What are your fees, and how are commissions handled?
Real estate commissions are not set by law and are fully negotiable between you and the brokerage; we agree to the terms in writing before we represent you. If financing is involved, any mortgage costs are separate, disclosed to you in the loan documents, and are never required to come through our firm. We don't publish a fixed number here because the right structure depends on the engagement — we'll walk you through it plainly before you commit to anything.
