Four lanes
Each lane is a label. Limits and eligibility live on the program pages and change with the lender. This page does not quote a rate, a leverage ratio, or a closing.
Multifamily, 5+ units
Stabilized apartments are a different loan from a house, and from a construction project.
If a permanent loan is not available yet, short-term capital is a separate conversation with a takeout. It is not offered from this page.
The path
You send the property, the city, and the job: buy, refinance, or build.
I tell you which structures are worth taking to a lender, or that none are, and why.
You decide whether to build an application. An application starts when a lender's package starts, not when you write to me.
A useful first note has the address or city, the property type, units or square footage if you have it, whether this is a purchase or a refinance, and whether the business occupies the building. If a number is not in a document you already have, leave it out.
For an advisor
Send a short introduction: the client's name, the financing job, and how to reach them. I reply to both of you. You stay on the decisions that are yours. I do not ask you for anyone else in your book.
