Frequently asked questions

Can I buy a house in California with an ITIN instead of a Social Security Number?
Yes. ITIN mortgage programs are specifically designed for borrowers who file taxes with an Individual Taxpayer Identification Number instead of a Social Security Number. You'll need 2 years of tax returns (or bank statements on some programs), valid ITIN, photo ID, and proof of U.S. residence.
How much down payment is required for an ITIN loan?
Typically 15% down for a primary residence. Some programs accept 10% with higher FICO and reserves. Second homes and investment properties usually require 20–25% down.
Is my immigration status a factor?
No — ITIN programs are tax-ID-based, not immigration-status-based. Your lawful filing of taxes and the ITIN itself is what qualifies you. We've closed ITIN loans for many families across LA, Downey, La Puente, Santa Ana, and Chula Vista.
