- What professionals qualify for a physician loan besides MDs?
- Programs vary by lender. Standard physician loans cover MDs, DOs, DDSs, DMDs, and DMVs. Expanded 'professional' versions sometimes include attorneys (JD), CPAs, DPMs (podiatrists), ODs (optometrists), and some executive / tech professionals. The eligibility list is program-specific.
- How are deferred student loans treated?
- Physician programs typically exclude deferred federal student loans from DTI entirely. Some programs count 1% of the balance instead; the strongest exclude them outright. This is the key difference that makes physician loans work for residents and fellows with six-figure student debt.
- Can I use a physician loan for a second home or investment property?
- Most physician loan programs are primary-residence only. A narrow subset of lenders offer second-home variants at modified terms. Investment property purchases through physician loans are rare.
