- Active-duty servicemembers, honorably discharged veterans, National Guard and Reserve members (after sufficient qualifying service), and surviving spouses of servicemembers who died in the line of duty or from a service-connected disability. You'll need a Certificate of Eligibility (COE) which I can help you pull.
- Do I really get 0% down with a VA loan?
- Yes — VA loans allow up to 100% LTV on primary residences with no private mortgage insurance. The catch is the VA funding fee (typically 2.15% of the loan amount, waived for veterans with service-connected disabilities), which can be financed into the loan.
- Are there VA loan limits in California?
- As of 2020, veterans with full VA entitlement have no loan limit — you can buy as expensive a home as you can qualify for. Partial-entitlement borrowers still face county loan limits (matching conforming limits).
