FHA vs conventional. The down payment is not the whole story.
FHA is the government-insured path for lower down and more flexible credit. Conventional is the agency path when credit, reserves, and down payment can carry it. I sort which overlay actually fits the file — not a website table.
- FHA: 3.5% down is the published floor on many files; mortgage insurance is structured differently than conventional PMI.
- Conventional: 3% down exists on HomeReady / Home Possible for eligible buyers; PMI can drop as equity grows.
- Condo, DTI, and credit overlays often decide the file more than the acronym.

- Is FHA always cheaper with less down?
- No. Mortgage insurance, condo lists, and overlays can make conventional the cheaper file even with a larger down payment. Terms at lock.
Not an approval. Not a rate. Overlay at lock. NMLS #1858674.
