SBA 7(a) vs 504. Real estate vs working capital.
504 is the long-term, fixed-asset path — owner-occupied commercial real estate and heavy equipment. 7(a) is the broader working-capital and acquisition path. I will not force a 504 onto a file that needs 7(a) liquidity.
- 504: project structure (bank + CDC + down payment). Best when the asset is the point.
- 7(a): working capital, goodwill, partner buyout, mixed use of proceeds.

- No. Owner-user commercial. Occupying a house is a different stack.
