Questions, answered.

Regular financing and private financing, same person. No second lending brand. Not an approval.

Are you a hard money lender in California?
Francisco Williams, CCIM (NMLS #1858674) arranges business-purpose private capital against California real estate. He is not quoting a rate or an approval on this page.
What is the difference between regular financing and private financing?
Regular: 30-year and agency/Non-QM/DSCR through Elite Fundings at /financing. Private: short-term business-purpose capital at /private. Same person. Different product.
Do you sell trust deeds or a fund?
This site is for borrowers and operators who need capital on a file. It is not an offering of securities and not an investor solicitation.
Is a fix-and-flip loan a consumer mortgage?
No. These are business-purpose files. Consumer 30-years lock through Elite Fundings on /financing. Flip capital is the private desk at /private.
Who do I work with?
Francisco Williams, CCIM — NMLS #1858674, CA DRE #01979442. Same person as the regular-financing desk. Different product.
Do I need a named exit?
Yes. A bridge without an exit is just a short fuse. We name the takeout on the call.
Is this the CalHFA ADU grant?
No. CalHFA’s last published ADU grant round was fully allocated December 28, 2023 — confirm at calhfa.ca.gov/adu. This page is private construction capital.
Can I keep a low first-lien rate and still pull cash?
Sometimes a second lien or HELOC is the regular-financing conversation. Sometimes the file is private. We sort that on /start — not with a rate from this page.
Do you replace the probate attorney?
No. Counsel runs the court file. I run the capital conversation.
Is this a consumer loan modification?
No. Modification and agency credit-event files are a different stack. This is private capital against the property.
Should I use a bank-statement mortgage instead?
If you occupy the house and want a 30-year, start on /financing. If this is a business-purpose asset, start here.

Hub: /private. Statewide: private money lender California.
