Professionals

For attorneys the real estate has a desk.

Probate, family law, bankruptcy, and entity work stall when the property needs capital and the bank wants a perfect borrower. You send the file. Francisco Williams sorts regular financing vs private money. No referral-fee pitch. You keep the legal file.

Regular financing

  • Heir or remaining spouse who can occupy and qualify for a 30-year
  • Buyout that still fits agency, FHA, VA, or Non-QM

Private money

  • Estate that needs liquidity before the court is done
  • Divorce or partnership buyout on a clock
  • Post-bankruptcy real estate with equity and a plan

How to introduce a file

  1. 01

    Introduce the file

Call, text, or send the scenario through the inquiry form. Name yourself so the relationship stays yours.

  2. 02

    I sort the stack

Regular 30-year / Non-QM / 1–4 DSCR through Elite Fundings, or business-purpose private money on this desk. Same person. Different product.

  3. 03

    You keep the client

You run the professional file. I run capital. Status comes back to you. This page is not a kickback pitch.

Do you replace counsel?
No. You run the court file. I run the capital conversation.
When is it a 30-year vs private money?
If someone will occupy and can qualify, we look at regular financing first. If the need is estate liquidity, a clock, or a borrower the 30-year stack will not take, it is business-purpose private capital. I say which before you assemble a box.
