Professionals

For CPAs the return is not the whole story.

A good return understates income. That is a feature for the IRS and a problem for a W-2 lender. Regular Non-QM lives on this desk. Private money lives on this desk. You keep the tax file.

Regular financing

  • Owner-occupied bank-statement, 1099, or P&L 30-year
  • Asset-depletion when the balance sheet is the income

Private money

  • Investment property when a 30-year is the wrong product
  • Business-purpose cash-out against real estate

How to introduce a file

  1. 01

    Introduce the file

Call, text, or send the scenario through the inquiry form. Name yourself so the relationship stays yours.

  2. 02

    I sort the stack

Regular 30-year / Non-QM / 1–4 DSCR through Elite Fundings, or business-purpose private money on this desk. Same person. Different product.

  3. 03

    You keep the client

You run the professional file. I run capital. Status comes back to you. This page is not a kickback pitch.

Do you need the full return package on every file?
On a 30-year Non-QM, often deposits beat the return. On private money, the asset and the exit lead. I will tell you which stack before you assemble a box.
Can my client invest in notes or a fund through this site?
No. This is borrower and owner capital — not a trust-deed, SDIRA note, or fund offering. CRE investment sales sit at Williams Capital Advisors (williamscap.ai).
